Three little words every buyer loves to hear: “Clear to close.”

But here’s the part most people don’t realize—this is exactly when I’ve seen transactions unravel right at the end.
Your lender will take one last look at your credit and finances before closing. And if anything has changed since your initial approval; Your loan can be slowed down. Suspended. Or shut down altogether.
Once you’re under contract, hit pause on these 5 things:
1. Avoid taking on new debt
No cars, no furniture sets, no big appliance buys on credit. Even “no payments for 90 days” still counts as new debt and can mess with your ratios.
2. Don’t open any new credit accounts
That tempting store card with the instant discount? It can come back to bite you by lowering your score or changing your profile.
3. Don’t switch jobs or leave your current position
Lenders want consistency. New employment—or unemployment—can trigger a full re-review.
4. Don’t deposit large amounts of cash without documentation
Gifts or big transfers need a clear paper trail. Unverified deposits raise concerns about hidden loans.
5. Don’t co-sign for anyone
Helping someone else finance a purchase adds debt to your file, and lenders will treat it as yours.

The bottom line: keep your financial picture exactly the same as it was when you were approved.
No curveballs. No frantic fixes. No heartbreak right before closing day.
