RENTAL RATES IN 2024

The steady stream of new supply that hit the rental market this year has allowed for demand to be stabilized and rent growth to cool down. Vacancy rates have risen from historic lows causing rent growth to plummet from it record-breaking pace.

The rapid price fluctuations that have defined the rental market over the past three years are largely attributable to changes in the balance between the number of vacant apartments available (supply) and the number of renters looking to move into them (demand). Rent is a major contributor to overall inflation and the cost of rent is also impacted by the inflation, with costs rising for everything from building materials to maintenance and insurance.

While multifamily housing completions remain near historic highs, construction starts are slowing as interest rates rise. Nevertheless, the relatively strong performance of multifamily properties over the longer term has attracted new investors to the rental market.
