Trying to price your home while builders nearby are offering extras?
Buyers compare the full package, not just the list price. Credits, lower payments, included upgrades, and move-in timing all shape what feels like value.
We watch this closely across Tri-Cities, where resale homes and new homes often compete neighborhood by neighborhood.
If you want help pricing your home against what buyers are seeing right now, send me a message.

Dreaming of a house with a pool in Kennewick, Richland, Pasco, or West Richland? 🏊♀️🐝
Before you add "pool" to your must-have list, let's talk about what pool ownership in the Tri-Cities is really like.
On one hand, there's nothing quite like stepping into your own backyard on a 100° summer day, cooling off with the kids, hosting BBQs, or floating your stress away after a long day. In Washington's Tri-Cities, a private pool can turn your backyard into your favorite room of the house.
On the other hand... pools aren't magic. They're maintenance, cleaning, chemicals, safety precautions, higher utility bills, and occasional repairs. 💸
That's why I always tell buyers that a pool is a lifestyle decision—not necessarily an investment decision.
If you're the type who will spend every summer weekend swimming, entertaining, and enjoying your outdoor space, a pool could be worth every penny. If not, you may be happier with a community pool, hot tub, or a backyard designed for low maintenance.
When buying a home in Kennewick WA, Richland WA, Pasco WA, or anywhere in the Tri-Cities real estate market, think about how you'll actually use the space—not just how good it looks in the listing photos.

Builder credits can look like the clear winner. But are they actually the better deal?
The smart comparison is the full picture: same price, same down payment, cash to close, and the payment after any buydown ends.
Amanda helps Tri-Cities buyers sort through builder incentives, outside financing, and the real monthly cost before they commit.

Thinking about buying a home with an HOA in the Tri-Cities? 🏡🐝
One of the biggest misconceptions I hear as a REALTOR® in Kennewick, WA is that all HOAs are the same. They're not.
Some HOA communities offer amenities like pools, parks, walking trails, fitness centers, and clubhouses. Others may include services like landscaping or exterior maintenance. And many simply exist to help maintain neighborhood standards and protect property values.
The reality is that HOA rules are often designed to preserve the appearance and integrity of a community. Things like property maintenance requirements, parking regulations, and architectural guidelines can help keep a neighborhood looking its best and support long-term home values.
Because let's be honest... if you've worked hard to build equity in your home, the last thing you want is a neighboring property dragging down curb appeal with waist-high weeds and a bright pink paint job that belongs in a cartoon. 😅
That said, HOA living isn't for everyone. Some homebuyers love the added structure and neighborhood consistency. Others prefer complete freedom over how they use and maintain their property. Neither is wrong—it's all about finding the right fit for your lifestyle.
If you're buying a home in Kennewick, Richland, Pasco, West Richland, Benton City, or anywhere in the Tri-Cities real estate market, make sure you review the HOA documents before making an offer. Understanding the rules, fees, restrictions, and benefits upfront can help you avoid surprises later.
Are you Team HOA or Team No HOA? Tell me why in the comments. 👇
If you're considering buying or selling a home in Washington State or Oregon, I'd be happy to help you navigate your options.

Long summer days and high sun angles can completely change how different regions feel, and what you can do with your time. ☀️
When daylight stretches well into the evening, it opens up space for everything from impromptu backyard gatherings to full days spent hiking, paddling, or just enjoying local parks. The warmer, more stable weather in areas like the Tri-Cities turns simple activities, outdoor dining, evening walks, or exploring farmers markets, into daily highlights. At the same time, those sun angles can bring intense heat in the interior or create refreshing breezes and morning fog along nearby coasts, making every region’s summer experience distinct.
These weather patterns shape not only how people relax and play, but also how investors think about property use and seasonal opportunities. Some locations thrive with rentals geared toward travelers who love outdoor festivals or water sports, while others become hotspots for family stays or relaxed urban escapes. Tuning in to how the sun changes the rhythm of life in a place can reveal where lifestyle and investment potential overlap.
