The Florida Keys residential market had a strong March. Closed sales jumped 31% year-over-year, pending inventory is up 18%, and new pending sales rose 19% - all while active inventory keeps contracting.

The median sale price reached $965,000, up 0.8% from a year ago. Buyers who are ready to move are working with more selection today than they may have by midsummer.

The Florida Keys residential market is tightening. Pending inventory jumped 33% year-over-year in February 2026 while active inventory fell and new listings dropped 12%. The median sale price came in at $909,500, up 2.2% from a year ago. Buyers who wait for better conditions may find fewer homes available at higher prices.
