📊 May 2026 DMV Housing Market Update 🏡
The Washington, DC Metro housing market remained active in May, but the story continues to be one of two different markets. Strong demand and limited inventory are driving prices higher for single-family homes, while expanding inventory is creating more opportunities and negotiating power for buyers in the townhome and condo segments. Here's a brief look at how the Washington, D.C. Metro (DMV area) housing market is performing compared to May 2025:

📝 New Pending Sales: 5,367 ⬆️ 0.2%
🏘️ New Listings: 5,697 ⬇️ 4.9%
📈 Active Listings: 10,976 ⬆️ 5.4%
👀 Showings: 111,605 ⬆️ 2.1%
💰 Median Sold Price: $680,000 ⬆️ 3.0%
⏳ Median Days on Market: 8 days (No Change)
Key Insights: Home prices reached a new record high in the DMV, fueled largely by continued strength in the single-family home market where inventory remains limited. Despite fewer new listings coming to market, homes are still selling quickly, and closed sales rose nearly 9% year-over-year. Inventory has increased overall, giving buyers more choices, particularly in the townhome and condo markets. Well-prepared buyers can find more opportunities, while sellers of desirable homes continue to benefit from strong demand. The market remains competitive, but conditions are becoming more balanced depending on the property type and location.
