I've had a lot of conversations this week with homeowners trying to make sense of their new property tax assessments.

One thing that's surprised many people is that some assessments came in at—or even below—what their home could likely sell for today. While that doesn't make the tax bill any easier to swallow, it does tell an interesting story: many long-term homeowners have built significant equity over the years.

I'm also hearing from quite a few homeowners with larger lots who are seeing some of the biggest increases. In many cases, the land value itself has risen substantially, even if little has changed with the home.
