🏡 What This DeWitt Home Taught Me (And What It Means for Homeowners In 2026)
1306 Schavey Rd recently sold, but one of the reasons I like sharing sold properties is because they tell us something about the market.
This home wasn't perfect.
It needed updates and wasn't the newest home on the market. But it was located in DeWitt—a market that continues to attract strong buyer demand because of its schools, location, and overall desirability.
One of the biggest mistakes sellers make is assuming buyers only care about the condition of a home.
In reality, buyers evaluate three things:
• Location
• Price
• Condition
You can often overcome one weakness if the other two are strong enough.
In this case, buyers were willing to see beyond some imperfections because the location created value.
Every property has a story.
The key isn't asking, "Is this house sellable?"
The key is asking, "What will buyers value most, and how should we position the property around that?"
That's the analysis that matters.

One of the biggest changes happening in the Lansing housing market right now has nothing to do with prices. đźŹ
It’s time.
Last year, homes were selling incredibly fast — averaging around 30 days on market.
Now?
We’re closer to roughly 46 days.
And honestly, that shift tells us a lot about buyer behavior.
Buyers today are:
• More cautious
• More selective
• Taking longer to make decisions
• Comparing options more carefully
The market hasn’t stopped selling homes.
It’s stopped forgiving bad listings.
Updated, move-in-ready, and realistically priced homes are still moving quickly.
But overpriced homes or homes needing major work? Buyers are hesitating much more than they were during the frenzy years.
And honestly, this is probably one of the clearest signs that the Lansing market is moving back toward something more normal.
Not dead.
Not crashing.
Just more selective.
