Are you just starting your home search? Or are you like so many others and have been looking for months? What happens when you finally find the one and you are ready to put in your offer?
What's the goal? Of course it's to make an offer the seller can't refuse. Sounds simple right? But in this market, it's never been more challenging! Here are some tips to get your seller's attention and build an offer that will jump to the top of the pile:
*Get pre-approved. There are so many cash offers floating around.
We all know, most of the time, you just can't compete with those. So if you do need to obtain financing, you absolutely must include a pre-approval letter for the loan. If you haven’t already done so, start that process ASAP.
*When you meet with your agent to talk about your offer amount, listen to them. Their recommendation comes with knowledge not only of the overall housing market, but of what sellers in your particular area are expecting. In this market, offers that are not competitive will simply be ignored and set aside.
*Contingencies... I almost forget about contingencies! They are so rare, especially in this multi-offer era. Try and keep them to a minimum. The cleanest deal (fewest ways a buyer has to back out) is typically winning.
*Bump up your earnest money deposit. The more you are willing to put on the line, the more serious the sellers will see you.
*Be as flexible with your closing date as you can. Work around the sellers needs to either close ASAP, or wait for them when they need an extended closing.
*You and your agent should work together to find ways to connect with the seller. Knowing the market the house is selling in, learning a little bit about them and then letting your agent share pieces of your story with them, can help when putting together a strong offer.
