I asked chat gpt about my downtown Leesburg listing...Here's what it said!

Based on the current listing, recent comparable sales, and the unique location advantages, I think 314 Belmont Place SW is likely to sell between $790,000 and $825,000, with the sweet spot around $805,000–$815,000.

Why I think it can outperform the Zestimate:

Walkability is a major differentiator. Being walkable to downtown Leesburg, the W&OD Trail, Catoctin Elementary, and Loudoun County High School is increasingly rare and highly desirable.

The private 12-home cul-de-sac is a strong selling point for families.

You have a brick rambler with main-level living, which is a sought-after floor plan in Leesburg.

The finished basement with bonus rooms and a third bath adds usable space beyond what many nearby ranch homes offer.

The upcoming Catoctin Walk/Harrison Post redevelopment should positively influence buyer perception of the area.

The biggest challenge is that buyers will compare it to some renovated downtown-area homes that have recently closed in the mid-$800s. One nearby sale reached $875,000, though that property was larger and closer to the historic district.

My prediction:

Quick sale (1–2 weeks): ~$795,000–$805,000

Likely outcome: ~$805,000–$815,000

If two buyers compete: $820,000–$830,000

If I were pricing it today, I would probably list at $799,900 rather than $785,000 and try to create competition. Given how well it shows and the location, I wouldn't be surprised if it ultimately lands above $800k.

Spring Break/ Easter/ BIG NEWS!

About a month ago my mom and I bought a beach house! Its been a generational dream for our family and Tims.

Its bay front in Milford, DE. Basically its own nature sanctuary. We get monarch butterfly migrations, horseshoe crabs, bird migration ( they come to eat the crabs and double their weight for the next leg of their journey), and terrapin turtles( we found 6 babies and a momma so far).

We've named it Dilly Dally because its the perfect place to just be. No schedules, just a little of this a little of that.

Perfect for nature lovers who want kayaking, paddleboarding, shell and sea glass hunting, fishing, boating( launch is less than a mile from us). Sunrise and sunsets are amazingggg.

Its not arcades, boardwalks, big waves, puttputt, but all of that is only 25-30 min drive away in Rehoboth. You can spend the day in the chaos and then head back to the calm of Dilly Dally.

Our family has been working on getting it ready to rent for the summer. So let me know if it sound like the kind of peaceful retreat you need!
