Nightly rates for our LA collection run from $1,500 to over $30,000,+ 14% tax and fees. Expect new, modern villas in the Hollywood Hills or West Hollywood to start around $1,900 to $5,000. Our mansions in Beverly Hills start around $5,000 to $30,000/night. Rates vary based on the season and red-carpet events like the Grammys, Oscars, and the Olympics.

Are There Any Hidden Fees?
No, all fees are shown upfront with complete transparency before your booking is confirmed.

What Additional Fees Apply When Renting Your Villas?
Your quote covers the nightly rate, plus 14% Transient Occupancy Tax and exit cleaning fee. Depending on your specific requests, there might be separate charges for pool heating, daily maid or requesting early check-ins and late check-outs. We always give you a completely transparent, itemized breakdown before your stay is locked in.

Do Your Villas Have a Minimum Stay Requirement?
Minimum stay requirements range from 3 to 28 nights and vary depending on the villa and the season. Most of our luxury rentals require a 3-night minimum stay. This window can stretch a bit longer (7-31 nights) during summer season, major holidays or awards seasons. Shorter stays (2 nights) are only possible if there is a gap between two extended stays. They cannot be secured in advance and also come with a higher average nightly rate.

What Is Your Smallest Villa and Largest Mansion? What is the Max Capacity?
Our smallest villa has 5 bedrooms, and our largest mansion has 10 bedrooms. Our villas offer up to 8 beds and accommodate up to 16 guests, while our mansions feature up to 10 beds for up to 20 guests. Lot sizes range from 6,000 square feet to 3 acres.

Do Your Villas Offer Complete Privacy?
Yes, we designed our luxury villas specifically for families who value complete privacy. Each villa rental features security gates, a private driveway. They are also surrounded by mature landscaping on all sides, especially across the front and back. Unlike typical luxury villas in LA, our backyards and pools are completely hidden from neighbors to ensure total peace of mind.

What Is Your Payment Policy?
100% is due at the time of booking, upon contract signing.

What Is Your Cancellation Policy?
Most of our villas maintain strict, non-refundable cancellation terms during peak seasons and major events once a booking is finalized. For some villas, cancellations made within 90 days of the scheduled arrival date may result in a forfeiture of the full rental total. We strongly advise securing a travel insurance policy when booking to safeguard your plans against any unexpected changes.

How Secure Is The Payment Process? Do You Accept Credit Cards?
We accept credit card payments and bank wire transfers. Your dedicated villa specialist will guide you through to ensure a completely safe and smooth transaction.

Is Security (Damage) Deposit Required?
Yes. A refundable security deposit is due at the time of contract signing. The amount depends on the villa and length of stay.

Can I Book Your Villas On Other Platforms?
No. We prefer to maintain exclusivity. We currently do not allow third parties to promote our villas on their websites. Aside from our website, we only advertise them on Airbnb and VRBO.

What Should I Expect From Your Hotel-Level Service?
We deliver world-class service with a personal touch, tailoring every stay to perfection — airport pickup, luxury car rental, private chef, yoga session, personal trainer, daily maid and butler service.

Can I Bring My Own Chef Or Hire Outside Chefs Or Vendors?
No. In-house chef service is available upon request. (This does not apply to food or grocery deliveries—you are welcome to order food & groceries to the villa)

Do You Offer Self-Check-In?
No. Only white-glove arrivals, personal meet & greet by our villa managers.

If you are looking for a luxury experience, seeking last-minute deals can backfire. Be careful of Airbnb hosts and concierge companies offering big discounts or short-stay availability right in the middle of peak season. It’s definitely a red flag. They might prioritize more profitable bookings later on, which could lead to your reservation being cancelled at the last minute. When budget is the main focus, important details often get overlooked; accuracy of the listing, credibility of the host, the actual condition of the property, and most importantly, the location. You might not notice missing amenities or the actual condition of the property until you check in. You do not want to find yourself searching for last-minute accommodation after your arrival.

Will The Villa Be Cleaned And Sanitized Before My Arrival?
Yes. Before your arrival, the villa will be thoroughly cleaned and sanitized by our professionally trained housekeepers, with pristine linens and towels provided. Most stays include housekeeping every 3 or 5 days, and some of our BH mansions comes with a daily maid service at no extra charge. If you prefer, additional housekeeping service can be requested for an additional fee. Our house-keeping protocols.

What Should You Expect Prior To Arrival And At Check-In?
A digital house manual will be shared 48 hours before your arrival, covering villa features, access codes, Wi-Fi passwords, nearby grocery stores, and more. A hard copy of the manual will also be available at the villa. Upon arrival, our villa manager will greet you and walk you through the house manual to ensure a comfortable stay. Our villa managers will also be available to answer any specific questions you may have during your stay.

Can I Bring My Pet?
Pets are not allowed at most of our villas, though we can potentially make an exception in some cases depending on the breed and the specific property. Any pet exception must be approved in advance and will require a pet fee. While we aren’t picky hosts, the comfort and health of our future guests are always our top priority. We frequently host families with newborns and guests with severe allergies to pet fur, scents, or even the presence of animals. In fact, many of our guests specifically choose our villas because we promote them as pet-free.

Can I Host A Party At Your Villas?
No. Our properties are situated in peaceful, family friendly neighborhoods. Stark Villas maintains a strict zero-tolerance policy for parties, loud music, and portable speakers at all of our properties. We do NOT accommodate birthday parties, weddings, bachelor(ette) or similar gatherings.
