Let's talk about finding the high ground! πͺ΅π
During a home inspection, we look at the grading, which is simply the slope of the ground around your foundation. For maximum storm safety, the ground should slope away from your home, dropping at least 6 inches within the first 10 feet.
Take a look at the graphic:
π Negative Slope: Heavy summer rains cause water to pool directly against your slab if your yard slopes inward. This standing moisture leads to foundation shifts, wood rot, and can create a welcoming environment for wood destroying insects such as termites.

Positive Slope: The soil drops away smoothly, ensuring thousands of gallons of sudden tropical rainfall flow safely out toward the yard drainage systems instead of sitting against your walls.
Inspector Tip: Take a walk around your home this evening. If you notice dirt or mulch piling up higher than your brick ledge/siding or areas where water stays muddy for days after a quick shower, itβs time to re-grade. Clear that thick mulch back and ensure water has a clear downward path!
