This one was a huge win.

I received a referral from a past client to help his brother with a home purchase (win).

He already knew the property he wanted to buy. We met there and viewed the place. It fit everything he was looking for: close to a bike trail, right on a lake, easy commute to work, and very affordable.

We made the offer and were able to get under contract with some seller paid closing costs, at asking price (win).

Unfortunately we ran into an issue with the lender my client was using. They declined the loan due to an ongoing insurance issue for a small toilet leak that had affected 3 units in the building. They claimed it risked the structural integrity of the building. (crap!)

I didn’t panic. I knew there was a solution. I was able to pivot my client to a local lender with an in-house loan product. They looked at the insurance claim differently. It was clear that the insurance issue would eventually be resolved and the repairs would be made, so they wrote the loan (win).

We had to delay closing by a couple of weeks - thankfully the seller was flexible. My client closed today on his ideal first home with an even better interest rate than he would have had with the original lender (win).

It’s so rewarding helping great people with big, challenging decisions that ultimately change how they are going to experience life. I love what I do!

Sometimes walking into a home is like walking into a time capsule. It’s super interesting to me trying to understand who lived in the home, what type of life they led and what their home meant to them.

I always try to be respectful and understanding of someone’s situation when the condition of the home is not ideal - like this one. This home also had a few more personal items than I typically see in estate sale situations but it made for a really interesting tour.
