Every single one of these felt counterintuitive the first time.

Stop posting your listings on your personal feed. Your listing is not content. It’s a product. Your personal brand is not a real estate flyer. Every time you post “Just Listed” instead of a real thought, you train your audience to scroll past you.

Post the thing you think is too obvious. The tip you think everyone knows? Half your audience doesn’t. The basics are not boring to the person who needs them. And the person who already knows will share it anyway.

Show the work, not the win. Nobody cares that you closed $2M last month. They care what you did in the 90 days before that. The process is the content. The closing table photo has 47 likes. The reel about how you got the seller to accept $30k under ask has 400k views.

Pick one person to write to. Not all sellers. Not all buyers. Pick the move up buyer. They have a house to sell and a house to buy, you’ll do both deals. When you write to everyone, you reach no one.

Consistency beats quality. Every time. Every year. Every algorithm. One mediocre post every week for a year beats ten perfect posts you publish when you feel ready.

Treat your Instagram like an employee. Give it a job. Give it a schedule. Review what it produces. Adjust. If it’s not generating leads, the problem isn’t the platform. The problem is the content.

I know you’re looking at this list thinking “I know all of this.” You know it. But you are not doing it.

That is the entire gap.

The doing is the hard part. Not because you don’t have time. Because you don’t have a system that makes it easy enough to do on a Thursday night between homework and bedtime.

I built that system. And it works in the margins of a real life with four kids and a full pipeline.
