This is why I would never advise making a real estate decision from median or average price alone:
A median price just tells you where the middle sale landed. But it does not tell you how much competition sellers had, how many choices buyers had, or how much room there was to negotiate.
I would look at what is happening around it: active listings, months of inventory, pending sales, days on market, and close-to-list price.
That is where the real market story usually shows up.
