Ever wondered how people manage to buy and sell a home at the same time without losing their minds? đ
I get asked this constantly, and honestly, itâs one of the trickiest moves to pull off in real estate. Youâve got to sell your current home, find the next one, and somehow line everything up perfectly so youâre not stuck paying two mortgages (or moving in with your in-laws).
But it can be done with the right plan. đ
In this weekâs video, Iâm breaking down exactly how to:
â
Use your homeâs equity to fund your next move
â
Time your sale and purchase like a pro
â
Avoid the chaos that makes most people panic-pack their boxes
If youâre thinking about making a move in 2025/2026, this video will help you skip the stress and feel confident about your next chapter.
You donât have to figure it all out alone. You just need a plan (and maybe someone whoâs been there before đ).

Why Your Home Equity Still Puts You Way Ahead
Even with prices coming down in some markets, todayâs homeowners are still sitting on near record amounts of equity.
If youâre wondering how much equity you have (or how far ahead you really are), letâs connect.
You might be surprised by what your home is actually worth today.
Why Your Home Equity Still Puts You Way Ahead If youâve seen headlines about home prices dropping, itâs easy to wonder what that means for the value of your home too. Hereâs what you really need to know.

Seeing headlines about home prices dropping? Donât panic.
First of all, prices are still rising in much of the country, just at a slower pace.
But even in the select metros where prices are down slightly, itâs not a red flag. Itâs a signal prices are normalizing after several years of rapid appreciation.
Here's a stat to put those drops into perspective.
Over the past 5 years, home prices rose by 45% nationwide.
The cities seeing drops right now are only down an average of 4%.
That doesnât come close to erasing the big gains most homeowners had since 2020.
So, donât let the headlines rattle your confidence. Chances are, you probably still have a lot more equity than you realize.

If your house isnât selling, it may be your price.
The #1 reason homes aren't bringing in offers today is because theyâre priced too high for the current market, and thatâs turning off buyers.
But hereâs the good news: you probably donât need a big price cut to get results.
Data shows the typical price reduction right now is only about 4%. And that small shift in your pricing strategy can make a real difference.
If youâre ready for something to change, you have to be willing to make a change.
Ask your agent how much they recommend based on whatâs selling in your neighborhood right now.

If one simple step could help you avoid the number one deal killer in todayâs market, would you do it?
Because hereâs the thing. More deals are falling through right now, and itâs not for the reason most people think.
70% of agents say inspections are the top reason buyers back out. Not financing. Not rates. Repairs.
Thereâs a way you can prevent that from becoming an issue for your sale. Itâs called a pre-listing inspection. While itâs not required, it can help you find (and fix) issues before you list.
But whether itâs worth it (or not) really depends on the conditions in your local market. Letâs talk about whether it makes sense for your house and market.

Remember when it felt impossible to find a home to buy that actually checked all of your boxes? Thatâs changed.
Inventory is up in every region compared to this time last year â and that means more homes to choose from, more room to negotiate with sellers, and far less stress.
And while the number of homes available is going to vary all the way down to your zip code or neighborhood, remember this: no matter where you are, there are more choices for you than there used to be â and I can help you see exactly whatâs out there in our local area.
And donât forget â prices are softening, mortgage rates are easing off their highs, and the intense pressure buyers felt over the past few years has cooled.
So, if you paused your search because the market didnât feel right for you, itâs time to take another look. This is a different kind of moment â and it might be the one that finally gets you home.

Because this isnât 2021.
This isnât even 2023 or 2024.
This is a new market â and you might be surprised by what you find.
Thought the Market Passed You By? Think Again. If you stepped back from your home search over the past few years, youâre not alone â and youâre definitely not out of options. In fact, now might be the ideal time to take another look.Â

Admit it â youâre kind of afraid of todayâs mortgage rates, arenât you?
Hereâs the bone-chilling truth. The difference between buying a home at todayâs typical rate (around 6.2%) and waiting for 5.99% is about $50 a month on a $400,000 loan. Thatâs not the game-changer many buyers think it is.
And with home prices still projected to rise in many markets, waiting for a rate in the 5âs could cost you more in the long run. Thatâs an eerie situation you donât want to be in.
Because once rates dip below 6%, more buyers will be back in the market, and you could be left in the dark when competition increases, inventory tightens, and negotiating power starts to fade.
So, if youâre ready, donât be scared of todayâs rates. Now might actually be the moment to make your move while others are still waiting for âperfectâ conditions to appear.
