Simple graphic to help demonstrate how the housing market is measured. I created this for DuPage county and used numbers from the last day in May. For the Chicagoland area, we use a slightly different scale: 0-3 months SELLERS, 3-5 BALANCED, and 5+ BUYERS. Mainly because everything moves faster here.

Either way...We are at 1 MSI which is strongly favoring sellers. It should be interesting how the next few months unravel as buyer demand begins to come out of peak season here in the Chicagoland area. Rates are fluctuating between 6.5 and 7. The main question is WHERE IS NEW INVENTORY GOING TO COME FROM?
