The numbers are in! The Naples housing market showed a strong increase in buyer activity last month, even as inventory and new listings declined compared to last year.
Here’s the quick breakdown for April 2026:
Inventory decreased 21% to 5,919 homes
Pending sales jumped 38% to 1,388 properties under contract
Closed sales increased 18% to 1,068 transactions
Median closed price rose 8% to $630,000
New listings declined 15% to 1,169
Days on market increased 16% to 97 days

Recently visited the new ! The restaurant is gorgeous inside and the food is delicious, I’ll definitely be back for more.
I’m back at Bayshore! This area has so much to offer and is going through so much change. Developers are building luxury condos and custom single family homes here, and the neighborhood is shifting. Here you have celebration Park, Rebecca’s, Seventh South, Real Macaw, Taco San Julian, Bodega, The med and more! The new JW Marriott is down the street, and Bayshore may be an extension of downtown before we know it. What do you think about Bayshore?
