And the Pro Builder Residential Design Survey found that nearly half of production designers reported designing larger outdoor spaces last year even as interior square footage was being trimmed.

In a market like Naples where luxury homes transact at $1.5 million and above, buyers are not asking whether you have an outdoor space. They are asking how it is designed and whether it functions as a real room or as an afterthought with a view.

A patio with a grill is not a selling point at that price point. An outdoor living room with a fully equipped kitchen, weather-rated cabinetry, a covered structure, and materials that run continuously from the interior floor to the exterior surface is a selling point because it signals that whoever designed the home was actually thinking about how it gets lived in.

A basic outdoor kitchen with a grill station, refrigerator, and counter starts at $15,000 to $40,000. Add a pergola, covered living area, and the landscaping to connect it all and that number moves significantly.

In a market where the competition is every other $1.5 million to $3 million home in the area, an outdoor living space that photographs well and functions as a real room is one of the highest return investments you can make before selling.
