Millbrook Residence.

Designed for long views across meadows, horse pastures, and the Taconic Mountains beyond.

The house was organized to maintain a constant visual relationship to the landscape, with oversized minimal-frame glazing positioned throughout the residence to maximize sightlines and daylight.

Hard to look away.

Green Villa — a modular multifamily development supporting workforce and affordable housing on Martha’s Vineyard.

Designed within a vernacular architectural framework appropriate to its context, the project uses modular construction to support efficiency.

A different expression from much of our work — but grounded in the same principles: clear systems, thoughtful siting, and making great spaces.

Three of our MODERN MODULAR projects are included in this volume exploring contemporary modular design and construction.
1. RIVERHEAD HOUSE - Long Island’s North Fork
2. SHARON RESIDENCE - Northwest CT
3. LIDO BEACH HOUSE II - Long Island

Appreciate being part of the broader conversation around prefabrication and building performance.

MODULAR OR STICK-BUILT?
If it’s hard to tell—that’s the point.

We approach every project as architects first.

Modular isn’t an aesthetic or a limitation—it’s a delivery strategy. In the right conditions, it can offer real advantages in cost, schedule, and construction quality.

But it only works if you understand the system.
Dimensional constraints, transport limits, assembly limitations, structural requirements - these are real. Our process is about working within those parameters early, so they don’t read as constraints later.

The goal isn’t to make modular look modular. It’s to make good architecture tuned to site, client, and use.

Some of these projects are prefab. Some aren’t.All of them are designed with the same rigor and consideration.
