200 West 88th Street is an 18-story apartment house that elegantly blends the Upper West Side’s Art Deco influences with flourishes of Art Nouveau.
Anchoring the corner of West 88th Street and Amsterdam Avenue, the building sits contextually alongside its neighbors.
On the facade, vertically reeded limestone transitions at the second story to a warm custom brick blend that extends to the crown.
A floral motif connects exterior with interior details, creating visual continuity throughout the building.
The massing is sculpted by a series of setbacks, loggias, and roof terraces, culminating in five full-floor penthouse units with panoramic views of both Central Park and Riverside Park and skyline views toward Midtown.
A crowning rooftop terrace on the 18th floor includes a shared dining loggia with an outdoor kitchen.
200 West 88th Street contains 36 units, which range in size from three to five bedrooms, each with spacious rooms and layouts that sequester entertaining areas from private areas. It is RAMSA’s first all-electric residential building.

We are honored to receive a 2026 SARA NY Design Award for our restoration and expansion of an historic Mediterranean Revival home in Mountain Lake, Florida, originally completed in 1922 by the architect Charles Robert Wait.
Our project team embraced the challenge to extend the life of a century-old landmark within a National Register of Historic Places-listed district while restoring elements of the craftsmanship that characterizes it.
Our approach was guided by a commitment to restore, replicate, and reinterpret Wait’s original design.
Central to that effort was the restoration of decorative work by some of the early twentieth century’s foremost artist-craftsmen, such as Samuel Yellin and G. Owen Bonawit.
The front door retains its original Yellin ironwork hinges, clavos, and hardware.
The iron and glass entry canopy — designed by RAMSA and fabricated by Zoltan Kovacs — replaces a previous fabric awning and incorporates restored Yellin colonettes.
The lanterns flanking the front door — also by Yellin — were restored by Environmental Lighting for Architecture.
The reception hall center pendant, fabricated by Kovacs, incorporates details and iconography in fixtures that Yellin originally conceived for the house.
Preserving the foundational spirit of craftsmanship was central to our approach throughout the project.
