What is a deed?
A deed serves as a document through which the ownership of real property is conveyed from a grantor (the individual or entity transferring the real estate) to a grantee (the recipient of the real estate).

While it is advisable to enlist the services of an attorney for the preparation of a deed, you have the option to create your own deed. If your self-drafted deed adheres to our recording standards and is appropriately notarized, we will proceed with recording it.

Each document undergoes a thorough examination to ensure compliance with our recording standards, and the appropriate fee is collected. The recording information, encompassing County, State, Registrar name and title, date, time, book and page number(s), instrument number, excise tax amount if applicable, and the name of the recorder, is assigned at the top of the first page. The documents are recorded in the sequence they are presented. Once indexed and finalized, the documents are promptly returned to the submitter.

Common mistakes that people make when choosing a translator!

Did you know that a document can be signed, yet remain invalid because of language barrier???

It's important to be aware that a document might be considered invalid even if it has been signed, particularly when a language barrier is present. When communicating with a customer who speaks a different language, the use of an interpreter or third party is common, but it comes with inherent risks.

For instance, relying on a family member, such as a son or daughter, to interpret for a parent during the notarization of a document in a language they don't understand can be perilous.

Caution should be exercised, especially in transactions involving significant matters like real property, vehicle titles, estates, or personal rights of the customer. In these instances, an interpreter may have personal interests that could lead to intentional mistranslation, potentially deceiving either you or the customer.
In these situations, the interpreter might be motivated to deceive you or your customer by intentionally mistranslating parts of the documents for personal reasons
