You might be surprised how many areas actually qualify for USDA loans. Most people think it only applies to super-rural towns, but that’s not the case at all. USDA offers 0% down, low mortgage insurance, and great rates — but the big question is always: “Is my town eligible?”

Here’s a quick breakdown:

Many Massachusetts counties have USDA-eligible areas, including:

Barnstable County

Berkshire County

Bristol County

Dukes County

Franklin County

Hampden County

Hampshire County

Nantucket County

Worcester County (varies by town)

And some counties have partial eligibility, meaning certain towns or pockets qualify depending on population and zoning:

Middlesex County (some towns only)

Norfolk County (some towns only)

Plymouth County (some towns only)

Because USDA goes by specific maps — not just the county name — some streets qualify while others in the same town might not. If you’re not sure whether your area falls inside a USDA-approved zone, just send me the address. I can check it for you in seconds.
