People assume they need an attorney to handle a short sale.

In many cases, they do not. Most of the time, what they really need is a better understanding of the process. If I know how to get authorization, build the file, and work directly with the bank, I can usually keep the deal moving without turning it into a legal production.

Sometimes an attorney makes sense. But a lot of short sales get overcomplicated just because people do not understand how the process works.

A lot of people think you need a real estate license before you can work short sales.

In many cases, that is not true. Outside of states like California and Florida, I can often negotiate the short sale as the buyer without needing a license. That is why I tell people not to overcomplicate it. A lot of the barriers they imagine are not really the issue. The real issue is understanding the process and knowing how to deal with the bank.
