Let’s take good news wherever we can get it this week: America’s 30-year mortgage rates declined last week to 6.55%, its lowest point since May 2023. This year’s peak rate hit 7.29%, a mark we pray isn’t topped anytime soon.
What will Buyers and Sellers do with this news? Sellers are still waiting for Buyers, who are pre-qualified (Ready, willing and able) to buy. That means they have a good credit score, they are working with a lender and they have a deal doer realtor like me to bring it all together. Just received an update from an associate mortgage lender. The good news is that interest rates are the lowest they have been in the past six months @ 6.81%. The bad news is that for many beleaguered buyers interest rates are @ 6.81 %. and so Buyers should look for down payment assistant programs to help them afford a home. FYI: Florida's Home Town Hero program restarted in July with 100 million dollars to lend out. As of today, they had 40 million left. This state program is in it's third phase and has been truly positive for home buyers. The money will run out soon. Let me know if you or anyone you know needs assistance.

Last night I enjoyed playing an event at Oakmont Village. The host was shy and wanted to have a countdown and toast and I said no problem, I will do it for you. Quickly using my phone for quick inspiration 30 minutes prior to the ball drop...I found toasts that were a miss, until I found one on the topic of Togetherness... something like to Good Health, Great Happiness and Togetherness in the coming year. Oakmont BTW is a close knit community. It made me think that I certainly hope I can get together with my friends and family more in 2024. Happy New Year ALL!
