I met Mary and her husband, Nate over six years ago when they asked me to help them purchase a home.
They were relocating to Tucson for Nate’s job and needed to find a home quickly to get settled in time for Nate to start work.
Our market conditions were very different in Tucson back then; we were in a bidding war environment with little breathing room for home buyers to make a decision on a property.
After some strategic negotiations and a little bit of luck, we secured them a beautiful home in the Tanque Verde Valley.
A few years later, Mary and Nate sold their home for a nice profit and relocated to New Mexico.
I was confident that our chapter together had closed.
Fast forward to earlier this year when, to my surprise, I received an e-mail from Mary that her and Nate were returning to Tucson and they wanted me to help them find another home!
We connected nearly every day, discussing different home styles and the areas they were considering.
They ultimately decided that the Catalina Foothills would be the best place for them for its proximity to the mountains and amenities.
Our home search was exhaustive, but we ultimately found them a wonderful home, exactly where they wanted to be.
I was able to negotiate over $30,000 off of the purchase price, and the completion of all of their requested repairs.
I love clients like Mary and Nate for so many reasons.
Every time we work together we connect on levels beyond real estate, and I am grateful that I was their first call to help them find another home when they returned to Tucson.

Teri was referred to me by a past client.
She was already working with another Realtor, but was growing frustrated with the lack of service she was receiving.
I had worked with Teri’s friends on a recent home purchase, and when they found out she was looking for another Realtor, they sent her my way.
Teri and I hit it off on our first consolation.
She was looking to make a move in a few months and wanted to be in Oro Valley in a home with privacy and updates.
A nice backyard with some space not looking into the neighbor’s yard was also important to her.
After several weeks on the road, we were starting losing hope.
We had seen every home that Teri liked, but unfortunately none of them were a good fit.
I then learned about a home that just hit the market which turned out to be the prefect fit.
There was just one problem - We had competition and needed to move quickly.
After our showing, we secured the home within 24 hours, and ensured that her closing date lined up with the end of her lease, giving Teri her plenty of time for a relaxed and seamless move.
Today, Teri is enjoying life in her beautiful Oro Valley home.
I am grateful for the opportunity to have worked with her and for my past clients that trusted me to help her find a wonderful home.

The rules of real estate compensation are changing…again
In August 2024, the real estate compensation structure changed for buyers and home owners.
Home owners had the option to either offer a fixed compensation to a cooperating agent who brought them a buyer, or offer a variable compensation based on the strength of the of the offer presented.
This month, this structure will be changing again.
Going forward, the home owner’s option to offer a fixed amount of compensation when listing their home will go away, and only the variable compensation model will be available.
This, in my opinion, is a good thing.
Statistics have shown that, time and time again, it is not the level of compensation offered by a home owner that dictates whether a home sells quicker or not; it is the first and lasting impressions of the home and how well it is positioned in today’s market.
A variable compensation model gives home owners the flexibility and control for the compensation they are offering, while also ensuring that the buyer’s agents are providing value to their clients and earning their worth.

I met Tim and Jody last year when they were getting their Tucson home search started.
They were visiting from Colorado and looking for a winter home to get away from the cold for a few moths.
They loved the Sabino Springs golf community in the Tanque Verde Valley, but unfortunately there was nothing on the market that met their needs.
Tim and Jody were looking for a larger home to host family with southwest flair, a pool, and facing the golf course.
While they were away for the summer, I searched high and low to find them the perfect home.
We spoke regularly about the available inventory and the off market homes I was able to identify but despite our efforts, none of them were a good fit.
As Tim and Jody’s return trip to Tucson approached, the perfect home came on the market that met all of their needs.
We toured the home and after some tactful negotiations, we secured it for below asking price.
They returned home after their offer was accepted, and I coordinated inspections and escrow tasks on their behalf. ��I made sure everything stayed on track and their interests remained protected from start to finish.
Tim and Jody successfully closed on their home a few weeks later and returned to Tucson to begin their winter season in the desert.
