Westchester County's real estate market continued to evolve from April to May 2026, with some communities seeing significant growth while others experienced price adjustments.

Peekskill, Mount Kisco, Mamaroneck, and New Castle led the way with strong increases in median listing prices, reflecting continued buyer demand for homes that offer value, location, and lifestyle. At the same time, several luxury markets, including Rye, Harrison, and Pound Ridge, saw notable shifts as inventory and market dynamics changed.

We turned a $90,000 single family rental into a 5 unit multifamily property through a 1031 exchange and completely changed our cash flow.

Back in 2016, we purchased a single family home in Deltona for $90,000, invested another $15,000 into renovations, and rented it to a long term tenant. Over time, the property appreciated, rents increased, and we completed two cash out refinances totaling more than $50,000.

Nearly 10 years later, the tenant wanted to purchase the property. Instead of cashing out, we used the opportunity to execute a 1031 exchange and reinvest into a larger asset.

We sold the property for $300,000 and acquired a 5 unit multifamily building in Scranton for $470,000, including a seller credit.

The difference between the two properties is simple: cash flow.

The single family home produced very little monthly profit, while the multifamily property has the potential to generate several thousand dollars per month in income while continuing to appreciate in value.

This is the power of strategic real estate investing and 1031 exchanges, using equity to scale into larger opportunities.
