The signing service for closings that cannot fail.

Every title officer knows the feeling. The notary does not show. The borrower signs the wrong page. The scanbacks come back incomplete. And you are the one explaining it.

We built The Closing Signing Service so that feeling stops being yours.

Not a database that hands you a name, an operation that owns the outcome. We confirm the appointment, review the documents, oversee the signing, and verify every scanback.

One flat fee, no surprises, one point of accountability from order to funding.

We are not a database. We are the team that owns the outcome.

Most title teams use a different vendor for every kind of signing.

One for loan closings. One for mobile notary. One for RON. One for the estate documents.

Four vendors. Four points of contact. Four ways for a file to fall through a crack nobody owns.

We built TCSS to be the one. Loan signings, mobile notary, remote online notarization, and legal and estate documents, all under one team, one standard, one point of accountability from order to funding.

Fewer vendors. Fewer handoffs. Fewer ways for a closing to fail.

There is a moment that never makes it into a signing service’s marketing copy: the moment when a notary has to politely decline a notarization and leave the table.

Standard 5.1 of the NSA Code of Conduct is clear. A signer must personally appear before the notary. No exceptions for tight closings, spouses promising to come back, FaceTime calls, or POAs that were not pre approved.

Every notary on our roster is briefed on this before they touch one of your files. When the situation comes up, they stop, they call our team, and we escalate to your office directly.

That is not a delay. That is risk protection for your title chain, your E&O exposure, and your reputation.

The notaries who know when to walk away are the ones you want at your closings. We make sure ours do.
