Five ways to ensure you get a five star ⭐️ review on Airbnb

1. Ensure you have great cleaners, since guests are paying a cleaning fee they expect the property to be spotless.

2. If your listing states the property has something, make sure those items are there upon the guest arrival. There is nothing more frustrating for them to have to ask you for something missing.

3. Perform monthly inspections of your property, or have your property manager walk the property at least once a month to ensure that nothing is damaged. I aim for visiting 2x month.

4. Have strong communication with your guests, I encourage giving local recommendations and answering any questions before and during their stay.

5. Be simple with your check out instructions, guests do not want to have to perform 100 tasks before leaving. I simply ask mine to lock & leave & have safe travels home.

Hope everybody is enjoying their Tuesday and this lovely Valentines Day!

Stoked to get the keys 🔑 to the new rental property and my first purchase of the year…I was able to secure this unit for around 70k under current market value. Can’t wait to make it another high performing short term rental property.

When choosing a Realtor, do you prefer one that is actively purchasing properties as well? I like to practice what I preach, and currently own several properties & love to expand my portfolio in this buyers market with lots of great opportunities!

The importance of the 5 star ⭐️ review

Looking back to when I started in 2014, I must say I have learned so much from owning and operating short term rentals & super thankful for every opportunity and obstacle along the way.

Throwback to 9 years ago, I remember changing the air filters minutes before my first guest was pulling up to my townhouse, while my roommate attempted to change sheets & make the beds…We didn’t have a clue what we were doing and boy we learned that from their feedback 😂 It has been a wild ride since that jump started my entry into short term rentals.

The most rewarding thing is assuring that your guests are happy, and they want to come back again in the future. Maintaining a high rating is the ultimate goal and I’m thrilled at the guest retention rate we see at my properties as we’ve gained over 2,500 reviews.
