🤫 4 Secrets New Builds don’t want you to know:

1: You don’t have to buy all your upgrades through the builder. You can close with basic finishes and use less expensive vendors to do the upgrades after.
*If you don’t have reliable vendors…ask for ours.

2: Builders love to sell you a phase 1 home (meaning the first in the community)…. But the problem is you will live through construction for years. Noise, closed roads, nails in tires, yikes!
* Instead find a close out community and be one of the last in.

3: The builder works for the builder, not you.
* You are 100% allowed to bring your own representation, aka realtor with new build experience. You need someone on your side to make sure you are protected.

4: New Construction = dirt lots. There are so many negotiable options you wouldn’t know about.
