😬 YOUR DREAM HOME IS HIDING!

If your home search is set to 2,500+ sq ft… you might be missing out on some of the best homes in Scottsdale and Phoenix.

This home (our remodel, now sold) is the perfect example.

On paper, it wouldn’t have shown up in a lot of buyers’ searches. But in person? It felt massive — open layout, incredible natural light, and a flow that made it live much bigger than its square footage.

And this is happening all over the market.

Buyers lock in filters on Zillow, Redfin, etc… and unknowingly filter OUT some of the best opportunities — better layouts, better lots, better pricing, and homes that simply feel better when you walk through them.

If you're searching in Scottsdale, Phoenix, or 85254, try this:

👉 Drop your minimum square footage by 300–500 sq ft
👉 See what else pops up
👉 Go walk a few of them in person

You might be surprised at what you’ve been missing.

Because the best homes?
They’re not always the biggest ones.

☝️ #1 Thing Buyers NEED TO DO Before They Buy That House☝️

🏡 BUYING A HOME? Try before you buy!!!

Before you fall in love with the kitchen island... try the neighborhood.

I always tell buyers—especially if you're relocating or moving across town—to go visit the neighborhood around 5 PM before making any big decisions.

Why? Because that’s when the truth comes out 👀
– Who’s coming home?
– Are people walking dogs?
– Are kids out riding bikes?
– Does it feel like your kind of community?

Also… let’s be honest, we all live in a little bubble. So make sure your go-to spots—Costco, Trader Joe’s, a solid sushi joint—are all in reach.

I call it the “Try Before You Buy” strategy.

🤮 DON'T BUY THIS HOUSE 🤮

Let me walk you through the horror:

👎 Vaulted ceilings that make you feel tiny and insignificant

👎 A chef's kitchen with island AND peninsula? Pick a lane!

👎 A wood-burning fireplace to get you even more heated

👎 A sparkling pool to marinate in your misery

AND it’s in the Sheaborhood, which sounds made up but is somehow real and delightful. There’s no HOA, which means you’re free to live your life, and I’m deeply uncomfortable with that level of freedom.

So yeah—don’t buy this house. It’s too perfect, and frankly, it’s ruining my day.
