How to Spot a Well-Maintained Home
Fresh paint and staged furniture can make almost any house look good — that's the point. What you actually want to know before you fall in love with the countertops is whether the home has been well cared for. That difference shows up in places that never make it into the listing photos.

Florida homeowners will soon be able to tackle minor repairs and construction projects without needing a building permit, thanks to a new state law taking effect July 1, 2026. Signed by Governor Ron DeSantis, HB 803 allows owners of single-family homes—or their contractors—to skip the permit process for work valued under $7,500.
The law also restricts local officials from inspecting these smaller projects and introduces exemptions for temporary hurricane or flood protection walls. However, permits will still be required for electrical, plumbing, mechanical, gas, or structural work, regardless of cost.
These changes could streamline small home improvements for residents across Florida while maintaining safety regulations for critical systems.
