The Pearl District is now a good place for first time home buyers and those seeking to downsize to purchase. Condos can be purchased from $200,000 to $450,000 and negotiations can greatly advantage the buyer due to surplus inventory.
Time to act is now as pending sales are up and inventory will shrink to balanced levels by years end
The one caveat is that the buyer must make sure that the HOA's have adequate reserves which is a sign of good management. This can be done by reviewing plans and minutes from HOA meetings over the past year.
