Selling myths are *everywhere*! Don’t fall victim to any of these false facts, so let’s get started busting some of the most common myths that agents frequently see:
🚫 A quick offer means the property’s priced too low – a quick offer doesn’t necessarily have anything to do with the price of the home and various reasons like location and staging could’ve made it a more desirable candidate.
🚫 Overpricing a home results in a higher sale price – don’t fall for this! If you price your home higher than what’s normal for the area, you risk scaring buyers away and leaving your home on the market too long.
🚫 The longer the marketing time, the better the offers – though marketing is a big part of your home-selling strategy, typically the longer a home sits on the market the lower the potential offer.
🚫 The house sells itself – even if your house has impeccable design, selling a home is still work! You have to deep clean, get it ready for staging, plan out a marketing strategy, and host open houses.
