We did it! My friends, Jayson, Whitney, their adorable baby Rex, and Remy Dog are finally in their new home!

They were looking for a place in the Beaverton area to expand their family. After many home tours, weekends at open houses, and rejected offers, we finally got them into a home they love.💕 (And they had super strong offers the whole time!) It just goes to show that some markets still have that 2021 feel.

They didn’t quit when it got hard. They forged onward each week with a smile on their face and their future home in their hearts. I am proud of your accomplishment and can’t wait for your first backyard BBQ!

Get in losers, we’re going house hunting. Oh wait, I already found the cutie for you!

Let’s use the Oregon Flex program I’ve been talking about:

List Price: $409,000
Or Flex assists with 5% of home price: $20,459.
3.5% of this goes towards your down payment, the remaining 1.5% helps with closing costs. If you ask for $10,000 in credits because, you know, the house has been on the market for a few weeks, we’d use it for a temporary buy-down and the rest of closing costs.

Offer price: $409k with $10k in credits
Down payment: 3.5% = $14,315
Closing costs estimate: $12,000
1.5% (remainder of assistance) = $6135
$12k - $6135 = $5875 left to pay out of pocket at closing. Oh but wait we have some left over from the credit.
$5875 - $3000 =$2,875! The amount of actual cash you will need to come to the closing table with.

Now for the monthly payment with the temporary buydown:
Year 1: $2509/mo
Year 2: $2738/mo
Adjust to OG rate at year three or refinance to lower rate. Final price in year three once adjusted: $2988/mo

The downpayment assistance will become a second mortgage that you can expect around $120-$150. So instead of having to wait and save your down payment, you get a house now, and pay it back in small increments. You could gain $15k-$30k in equity during that time, versus missing out on it.
