We’ve always considered ourselves housing infill specialists, but with the adoption of Portland’s latest zoning codes, RIP 1.0 (which allowed increased density) and RIP 2.0 (which allows a wider variety of housing typologies, including Cottage Clusters), we’ve been able to help deliver more small affordable homes to Portlanders than ever before! From clever staggered townhouses that differentiate each unit, to units that are technically attached but live like a detached home, to truly detached houses, we’re proud to say that we’re always at the forefront of the latest housing options in Portland.

This nearly century-old building was once Milwaukie City Hall, home to Milwaukie’s city offices, fire station and public events. When Milwaukie decided to build a new location for their city hall, they aimed to convert this historic building into a new bustling food hub for the city to enjoy. Now the Milwaukie City Hall houses pFriem Family Brewers and Keeper Coffee, as well as an office space on the second floor.
Transforming a historic civic building into a food hub was no easy task. This upgrade required nearly a full interior gut remodel - from adding two new stairs, to adding commercial kitchens, to all new building systems. Much of the historic 1930s charm was recovered, and the walls are now adorned with PNW and Milwaukie themed art. The beautiful historic exterior remains largely untouched, with only small upgrades like the addition of exterior dining patios, restoring the original front doors, and a new entryway mural.

A few teaser shots from as we finish up the interior portion of the project! We don't want to give anything away just yet, but just know that this building is jam packed with surprises, cool design details, and lots of reminders of the building's bank history (complete with an actual bank heist that occurred several decades ago!). The food cart pod is open now, with the interior renovation set to finish soon!
