A low appraisal doesn't automatically kill a real estate deal.
Let's start with what an appraisal actually is.
When a buyer is financing a home purchase, the lender hires a third-party appraiser to provide an opinion of the property's value. That opinion is based on recent comparable sales, the condition of the home, and current market data.
The lender uses that value to help determine how much they're willing to lend on the property.
So what happens if the appraisal comes in lower than the agreed-upon purchase price?
It doesn't necessarily mean the transaction is over.
It simply creates another negotiation point that both parties need to work through.
In most cases, there are several possible solutions:
• The seller may agree to reduce the purchase price.
• The buyer may choose to bring additional cash to closing.
• Both parties may negotiate and meet somewhere in the middle.
• In some situations, the appraisal can be challenged by providing additional comparable sales or information the appraiser may not have considered.
The good news is that low appraisals are relatively uncommon in our market.
But when they do happen, there are usually multiple paths forward. The key is having experienced professionals who understand the options and can help navigate the conversation.

This is also your due diligence window. We’re verifying that the property actually fits your plans—checking things like insurance costs, school information, and reviewing any HOA or CC&Rs that could impact how you use the home.
It’s not about finding a “perfect” house.
