April brought another strong month for the Oregon real estate market, with clear signs that spring activity is gaining momentum.
The biggest shift came from inventory growth. New listings jumped to 3,396 in April, up 24% from March, creating more opportunities for buyers who have been waiting for additional options to come to market.
At the same time, buyer activity accelerated as closed sales increased 12.5% month over month to 2,013 transactions. Homes also moved more quickly, with average market time dropping from 79 days in March to 63 days in April.
Pricing remained stable overall. Both average and median sale prices posted modest increases from March, while year-over-year pricing stayed relatively flat. This points to a market that continues to show healthy demand without dramatic pricing swings.
Inventory rose slightly to 3.1 months of supply, which may help create a more balanced environment moving into late spring and summer.
What I’m seeing locally:
• Buyers are becoming more active and decisive when the right home hits the market.
• Sellers who focus on preparation, presentation, and pricing strategy are still seeing strong results.
• Increased inventory is helping reduce some of the pressure buyers experienced over the last few years.
Overall, April reflected a healthier and more active market with growing inventory, stronger buyer participation, and steady pricing trends.

The February numbers are in for the Portland Metro market, and we’re starting to see signs of the market waking up as we head toward spring. 🌷🏡
NEW LISTINGS: February brought 2,260 new listings, a 7.2% increase from January and 17.1% more than this time last year.
What does this mean? More homes are starting to hit the market as we move toward spring, giving buyers more opportunities.
CLOSED SALES: Closed sales increased 26.5% from January, reflecting buyers who likely went under contract earlier in the year.
SALES PRICE: Both the average and median home prices increased from January, showing a small rebound after the dip at the start of the year.
Sellers: Homes that are priced well and prepared for the market are continuing to attract attention.
DAYS ON MARKET: Homes took an average of 91 days to sell, which is slightly longer than a year ago.
Buyers: With homes sitting a bit longer, there may be opportunities to negotiate price or concessions.
