This is the final call. Property values in the Metro usually see a 2 to 3 percent uptick starting Feb 1st. If you aren't in contract by Sunday, you are going to be paying the "Spring Premium" in a few weeks.

Zillow is always a few days behind. I am seeing 12 price adjustments in Cedar Mill and Bethany this morning alone. These are January sellers who missed the holiday window and are starting to panic. If you want a 4 bed home for $50k under October prices, DM me.

THE MILWAUKIE MOMENT. If you are priced out of Sellwood, you should be looking at Milwaukie (97222) right now. With the 2026 MAX line improvements, the commute delta is gone but the price-per-square-foot is still $115 lower than Portland proper.

BEAVERTON OPPORTUNITY LEAK. Everyone focuses on downtown PDX but Cedar Mill (97229) just saw a 12% jump in "Price Reduced" inventory. These are high value school district homes where sellers are ready to negotiate.
