Portland Metro Market Update β May 2026 π‘
The numbers are in, and the spring market is showing some momentum!
β’ Median Sale Price: $560,000 (slightly down from last May, but up 1.8% from April)
β’ Average Sale Price: $637,300 (up 2.1% from last May)
Pricing remains stable overall.
On the activity side:

Pending sales and closed sales are both up year-over-year

New listings are down significantly (-11.1% from May 2025)
β
Inventory sits at a tight 3.2 months (slightly lower than last May)
Bottom line: This is shaping up to be a stronger market for sellers than we saw in mid-to-late summer last year.
Low inventory + solid buyer demand = good conditions for well-priced homes.
