The "office is dead" storyline is getting a rewrite β€” and AI companies are holding the pen.

New CBRE data (reported July 1 by The Real Deal) shows San Francisco's office vacancy fell from 34.7% to roughly 29.7% in one year β€” the biggest year-over-year improvement of any major U.S. office market.

Nationally, tech and AI firms accounted for 22.7% of all U.S. office leasing in Q1 2026 (11.5 million sq. ft.), up from 15.3% a year earlier, per CBRE. And AI companies currently in the market are looking for another 3.1 million sq. ft. of space.

Why does this matter beyond San Francisco? Because office demand has been the biggest question mark in commercial real estate since 2020 β€” and for the first time in years, a fast-growing tenant category is filling space at scale, showing up in actual vacancy numbers rather than just forecasts.
