I’m going to let you in on the thing that separates okay listings from ones that sell fast and over asking (my last listing sold in 2 days with multiple offers in a market where average days on market is 23).

It’s not the price. It’s not even the home.

It’s the preparation.

Here’s what actually goes into a great listing before it ever hits the market 👇

01 – Professional photos…This is non-negotiable. Buyers make decisions in seconds based on photos. If the photos are bad, the home gets skipped. Period.

02 – Strategic pricing – Not just what you think it’s worth. What the market says it’s worth right now, in this specific neighborhood, given the current inventory. There’s a science to this.

03 – Proper staging – This doesn’t always mean hiring a stager. Sometimes removing furniture that makes rooms look small. Rearranging so the flow makes sense. Creating a lifestyle, not just a room.

04 – Pre-listing prep… The small repairs and touch-ups that buyers notice. A fresh coat of paint. Clean grout. Functioning fixtures with bright lightbulbs. Magic eraser those scuffed up baseboard’s. These things cost very little but change perception completely.

Marketing beyond Zillow – I’m talking about your social media marketing, targeted outreach, my network of buyers and agents who might be looking for exactly this home. The MLS is just the starting point.

Don’t let this list overwhelm you, because I handle it all! Because your home deserves to be presented at its absolute best.

Thinking about buying a home in Wake Forest, NC? Don’t just fall in love with the house. Get to know the neighborhood first.

Before you make an offer, I always recommend driving through the neighborhood at different times of the day.

🌅 7 AM: See what the morning commute is like along Capital Boulevard, US-1, NC-98, and Falls of Neuse Road. Check school traffic and the overall pace of the neighborhood.

🚗 3 PM: Watch for afternoon traffic, school buses, kids playing, parking, and how busy the streets become.

🌙 9 PM: Notice the lighting, noise level, and how the neighborhood feels after dark.

Whether you’re considering Heritage, Holding Village, Traditions, Bishops Grant, Kitchin Farms, Rolesville, Youngsville, or North Raleigh, every community has its own personality and lifestyle.

I also recommend grabbing a coffee in Downtown Wake Forest, taking a walk through E. Carroll Joyner Park, or spending some time at Falls Lake. You’ll learn more about the area in an hour than you will from scrolling through listings.
