Not all Washington rental properties should be managed the same way under the rent cap. And the distinction Derek Bunyard makes in this podcast episode is one that could significantly affect your exit strategy.
For single-family rental owners, your resale value is driven by comps not by your property's income performance. Someone buying your home is looking at what similar homes sold for in the neighborhood, not your trailing 12 months of rent. So maximizing rent is less critical than keeping good tenants, minimizing vacancy, and maintaining the property well.
For multi-family owners it is a completely different calculation. Your NOI drives your refinance potential and your resale value. Underperforming rents directly impact what a buyer or lender will give you for that building. And under the rent cap, if your rents are significantly below market, it is going to take longer than it used to for a new buyer to close that gap.
Derek breaks all of this down with the kind of clarity that only comes from someone who owns multi-family property on both sides of the state and manages over 1,000 rentals across the Puget Sound.

Sometimes the biggest impact starts with something simple.
Through SJA Gives Back, we recently had the opportunity to support Ms. Johnson, a first-grade teacher at Louisa May Alcott Elementary School in Redmond. Her goal was to create a more organized classroom library so students can more easily discover, borrow, and enjoy books throughout the school year.
This week, we received a heartfelt thank-you note sharing how these resources will help her students access books more independently and create a library system that will benefit her classroom.
Moments like these remind us why community involvement matters. It's not just about providing resources. It's about supporting educators, encouraging a love of learning, and investing in the future of the communities we serve.
