In ex*****on of a certain Deed of Trust dated July 26, 2014, in the original principal amount of $117,521.00 recorded in the Clerk s Office, Circuit Court for Henrico County, Virginia, in Book 5283 at Page 1382 as Instrument No. 201400021289. The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for the City of Richmond, John Marshall Courts Building, 400 North 9th Street, Richmond, Virginia, on April 20, 2026, at 2:30 PM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: ALL THAT CERTAIN PARCEL OF LAND IN VARINA DISTRICT, HENRICO COUNTY, COMMONWEALTH OF VA, AS MORE FULLY DESCRIBED IN BOOK 3079 PAGE 291 ID # 819-686-3859, BEING KNOWN AND DESIGNATED AS LOT 3 BLOCK A FOUR MILE RUN SUBDIVISION, SECTION A, AS SHOWN ON PLAT BY ENGINEERING DESIGN ASSOCIATES, INC. RECORDED 04/15/1997 IN PLAT BOOK 105, PAGES 26, 27 AND 28. TERMS OF SALE: ALL CASH. A bidder s deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser s deposit may be forfeited to Trustee. Time is of the essence. Default having been made in the terms of a certain Deed of Trust dated January 12, 2016, in the original principal amount of $98,750.00 and recorded in the Clerk's Office of the Circuit Court of the City of Hopewell, Virginia in Instrument No. 160000173, the undersigned Substitute Trustees will sell at public auction on April 22, 2026, at 1:00 PM in front of the building housing the City of Hopewell Circuit Court, 100 East Broadway, Hopewell, VA 23860, the property designated as Lots 15, 16, 17, 24, 25 and 26, in Block 14, Belmont Subdivision, a Subdivision of said City, as shown on a plat duly recorded in the Clerk`s Office of the Circuit Court of Prince George County, Virginia, in Plat Book 5, Page 90.
