I’ve been spending so much time wrapping up the final intricacy’s of Pinebrooke that so much other work goes unnoticed. It’s normal for me to become absorbed in the final stages of a project. The devil is in the details and so much of my attention gets pulled in that direction.
When spring arrived, I reached out to my site manager Pamela Siqueira in Bridgeport, Connecticut. She and her husband, Jackson, manage a medical facility for us. We had been discussing a long overdue project regarding painting the facade of the building.
We engaged our contractor and Pamela jumped in with both feet. From the beginning, we had issues with color, product , weather and labor. I’ve got to say that Pamela quickly identified the issues and really worked to get solutions to her satisfaction. I was impressed.
We all come to this real estate profession from different places. Some of this business can’t be taught. It’s just inherent in the individual to feel burdened with the responsibility to get things right. Pamela is one of those people who’s burdened by optimism and wants the result she wants.
Kudos to you Pamela for tackling a rather thankless job and getting it across the finish line.

Winter is over!
Now renting for May and June 2024.
1, 2 and 3 bedroom apartments in the Village of Honeoye Falls, NY.
Although the dirt is just shining through, today we started setting up for curbs and sidewalks. Top soil and grass seed will follow along with a brand new road and freshly striped parking lots. The road that drives through the community will be lined with trees. Our 3/4 mile walking trail around the complex will be improved in addition to the installation of EV charging Stations and a Bear Play Ground for our younger residents.

It’s hard to believe that we’re turning another major corner at our Pinebrooke development. Every new month brings new challenges and also brings us a month closer to calling it finished (although we are never quite done 😉). Eight weeks ago we were worried about pouring our final foundation under the watchful eye of a threatening winter. Today, we’re 8 weeks away from leasing up and taking on the pressures of applicant velocity and mounting operating costs as we work to stabilize “Phase III” and transition these new buildings into the existing neighborhood of Pinebrooke Apartments. I’m very happy with the quality of the workmanship of these new buildings. We’re creating another dynamic development full of aesthetic flair, practical applications and terrific housing options. I’m already looking forward to watching the new grass grow.

Happy 2024!
Despite the dismal Western New York weather that we’ve been experiencing this week, our progress at Pinebrooke continues. Once the foundation for building three was finished, our framing crew was immediately present, snapping chalk lines and standing up walls. This building is 4 apartments smaller than the others. A necessary design change to accommodate a zoning requirement in the development. It has interesting lines and I’m excited to see it finished. This third building offers several new floor plans that we don’t currently have in the neighborhood.
Gas lines are finally being installed to Building 1 and we have electricity. And let’s not forget the masons who continue to be resourceful and complete their projects on some seriously cold weather.
Slowly zeroing in on the spring rental market.

Today was critical in our progress at Pinebrooke. We currently have two buildings standing but the third won’t go up until the masonry is completed. We needed a good day to pour our pad and I think that we found it.
Our masons have done an outstanding job. This last foundation was born as the weather changed and it’s been a fight for weeks. These guys will stay on the job through out the night to ensure the pad doesn’t freeze. The job lights will be burning until the sun comes up tomorrow! Many thanks to Pete and his crew!!!! By Monday, the carpenters will replace the masons and we’ll go vertical. Another race to beat the weather and get a roof installed before the real winter sets in.
