We all know that home prices have risen DRAMATICALLY in recent years. I took on a little project. I downloaded all home sales over the last 30 days in Dallas, Rockwall, Hunt, and Kaufman Counties, as well as all currently-active listings. About 9000 homes. I wrote a computer program that evaluates this data in a number of ways. One of view of the situation, which I share here, is this: in each county, if you lined up all home sales over the last month in order, then divided this list into eight sublists with about the same number in each sublist, what are the bottoms and tops of those ranges?

Here are some pictures of the results for each of the four counties. In each case, I have highlighted the "median" in red. This is the value of the house that sold where about an equal number of homes were less expensive and more expensive -- it's right in the middle. If you've bought a house in recent years, in which eighth of all homes sales last month would your purchase price fall? Rank #1 is least expensive group, while Rank #8 is the most expensive group. For example, if you bought a house in Rockwall County a few years ago for $375,000, it would now be in the Group #4. This means that more than half -- nearly five-eighths -- of all the homes sold last month in Rockwall County were sold for a higher price than your home. Zoinks . . . !
