I know the entire real estate world seems upset with all the changes but here are the positives
1. I’m grateful that I no longer have to pre negotiate a buyer’s agent commission with my seller because we all know that all agents are not created equal and I can potentially get my seller a better deal now. Have your sellers focus on their net. The best buyer will still continue to net them the most with the best terms. The smoke screen of where money comes from and goes is and always has been unimportant if you know what you’re doing. Just help them focus on their net. As an agent I’ve been trying for years to get my seller to always focus on the net. Everything else is just a distraction so let it go.
2. On the buyer side, I’m happy that as agents we finally have protection against complete time wasting with buyers running 10 agents and zero loyalty. I’m going to work my ass off to make sure you get the best outcome. I’m going to try to protect your options inside the contract and the process, and I’m going to try to net you the least expenses and most equity possible. I appreciate that i have to have a buyer agree to terms and negotiate them upfront so they understand better and are more clear that buyers always have paid their agents just that the process was not fully disclosed to them at times and even sometimes disguised as a free service. The reality is that buyers have always contributed towards the commissions because they’re paying the seller and the seller was paying all of us which means the seller was taking into account that entire concept while negotiating with them.
3. The required sellers disclosure only makes life easier. Gone are the days of less information is better. I love the idea of everyone just being upfront and letting the cards fall where they fall or having a method to hold them accountable.
Change is difficult but after much conversation and much thought, when you remove all the noise, real estate has improved for everyone on all sides.
