I mean, the house needs a lot of repairs.
There are a lot of houses that just havenāt been kept up with, and to sell it for āretail,ā like what it would be worth in good shape, itās going to take $30,000 to $40,000.
And most people donāt have $30,000 to $40,000.
So we buy houses like that, we fix them, and then we put them on the market or we rent them out. šØ
We bought one the other day up in Floyd where the person was deceased, and the people lived in Lynchburg.
They didnāt want to have to go deal with all the possessions in the house.
And so we said, āAll right, weāll buy it just like it is.ā
Boom.
And then we pay people to go in there, and we clean out all the possessions.
Most of it, we put a roll-off dumpster up there ā two roll-off dumpsters ā and got rid of most of it because it was trash.
Some stuff we donate to Goodwill or whatnot. The stuff thatās reusable, we donate to Goodwill and everything.
And so weāll buy a house in any shape, form ā it doesnāt matter. š

I mean, do you make cash offers often?

So, like, you know, it was like a 1031 exchange. 1031 exchange. š”
You sell and you have to find a like-kind property.
Iām involved in one of those right now, but 1031 is totally different.
With a 1031, you have to have someone help you legally because there are a lot of moving parts.
And we can help, but we still have to have a lawyer involved because nobody can touch the money, right?
The money has to go to an intermediary.
You canāt receive the money.
It has to go from when you sell this property, to the intermediary, to the next house.
You canāt ever touch it.
Down that rabbit hole ā forget 1031 exchange.
Back to DSCR. DSCR. š
So you can ā they changed this rule a couple of years ago.
So now, letās just say your house that you had on Airport.
Letās just say you said, āHey, I want to keep it. Iāve got a 3% mortgage on it. I donāt want to get rid of that 3% mortgage.ā
No, because you didnāt have a 3% mortgage on that.
If you had a 3% mortgage, letās say you want to keep it.
And I would tell everybody, if youāve got a 2% or 3% mortgage and you want to buy a house, reach out to us.

Okay. And youāre a fan of patio homes?
Would I live in one personally? No.
I donāt like slab since thereās no basement.
Slab ā I donāt have a problem with that part.
I have a problem with all the rules.
I have a problem with not being able to plant what I want to plant, and I have a problem with ā anyway.

Patio-style homes, yeah, theyāre fine.
I mean, thereās nothing wrong with this, as they use the slab to get rid of steps and everything. š
And a lot of times, if you donāt have a big enough lot to put three bedrooms on one level ā do you need three bedrooms on one level unless you have multiple elderly people or disabled people?
You donāt.
A lot of times, you do a really nice primary suite on the main level, then pop two bedrooms up above. šļø
