DESERT PALMS – UPDATE ON PAST SUMMER ACTIVITIES:
PICKLEBALL COURT #2: Leveled, formed, extensive rebar installed, and poured. Next action is to slop about 4+ coats of thick paint-like material over the courts and install a surrounding fence. Mesh material has been purchased to ebb the airflow in both courts and will be installed after the second court fence has been erected. Bleachers purchased and await painting before installation in Pickleball area.
RESORT BOULEVARD: Significant extension of cement to eliminate potholes with two speed mounds included to slow traffic. This was a major accomplishment for this past summer.
CANOPY AREA: Tripping hazard removed by over-pouring entire area with cement
CLUBHOUSE: Additional stage lights installed for better illumination of live entertainment. All fluorescent ceiling lights in the clubhouse replaced with new 2' x 4' LED edgelight fixtures for softer and more distributed lighting as well as longer predicted life. Lights over serving stations installed for better visibility of food service. New food service storage cabinets installed. Flashing disco type lights installed to enhance dancing and karaoke experience. Three new large screens and three integrated projectors installed to increase more seating space for movie night participants. New ceiling lights installed in hallway by rest rooms for better visibility of hardback books. Installation of a permanently installed integrated PA and music distribution system with multiple speakers in the Assembly Area for both PA and canned music distribution of sound. New shelving added to improve display of tenant exchange items in Laundry Area. Large number of supplies purchased in readiness for planned upgrade of Men’s and Women’s Rest Rooms in October/November/December. Steel support structure purchased and erected in outside area between cook-shed and Arizona Room with string lights hung for evening illumination. Local intercom purchased to facilitate communication between the office and the reception area. Restaurant type call system purchased for use by office manager to decrease numbers of people in reception area during peak times and improve virus protection for all.
FITNESS CENTER: New LED ceiling fixtures purchased but not yet installed.
HOBBY SHOP/GOURD CARVING: New table-top lights purchased to make it easier to see small workpieces.
GAMES AREA PULL THROUGHS: Two metal outdoor picnic tables purchased for positioning.
POOL: Purchased storage container for pool chemicals and PVC pool boxes for storage of swim toys
BICYCLES: Purchased about 8 tricycles and 12 bicycles to test resident interest in adult bicycle/tricycle rentals.
PERSONAL SERVICES: Plan to move the Fifth Wheel by Hobby Shop next to existing pet grooming trailer in the Canopy Area and reconfigure it for use by body massage facial massage operators. Purchased large amount of manicure operational items and associated equipment with plans to search for a manicurist. This same trailer could be used on a shared basis as a beauty salon and barber operation when operator are identified.
GOLF COURSE: Larger than normal summer rains resulted in significant growth during the summer that required almost weekly mowing. Greens required mowing twice a week to keep the growth in check.
STREETS: Forty large fiberglass flower pots were purchased that will be inverted, filled with concrete, stuffed with a 6' steel pole and used as flexible street markers. This idea of using non-permanent street markers is an attempt to reduce the number of collisions between current fixed street signs and RVs cutting corners short.
GRASS/WEEDS: Larger than normal winds in July distributed more seed throughout Desert Palms than normally experienced. Heavier rains than normal in August germinated these grass/weed seeds. The effect was so dramatic that both the DP driving range and the desert east of Wendon looked like a green meadow in early September. DP buys highly concentrated Roundup that requires our maintenance crew arriving in October to safely dilute and apply it. DP will spray sites without units and common areas, but will refrain from spraying close to tenant’s flowers/trees/plants/units. Plan on doing a little touch up spraying after returning to your site.
RESTROOM REMODEL: Will be disruptive for several months with material needed for the remodel stored in the south end of the Clubhouse Assembly Area for ready access by workers. The two existing 48" and four 36" showers will be replaced by four total 60" showers giving all users a more upscale experience. Four vanity stations will replace the current six sinks. Toilets will be replaced as needed, but toilet stalls will remain as is. More grab bars, more space to accomplish personal hygiene, and a generally new face with painted and papered walls is planned to result from our efforts. Talent to accomplish this remodel is not at DP in the summer just as most tenants are not at DP during the summer is the reason why we didn’t do this over the summer. This remodel will eliminate the damage done to showers by past over use of abrasive cleaning products.

Continuous Improvement
More roadway cement has been poured near the Desert Palms main entryway and at the vehicle wash area. The new roadway cement shows as the dark areas at the 11:00 and 5:00 positions on the accompanying photo. Six inch deep reinforced cement, needed for roadways to withstand heavy loads is costly and is being done in affordable increments.
