What "refinancing later" actually involves — since we keep telling you it's an option.

"Date the rate, marry the house" gets thrown around a lot. Here's the honest version:

Refinancing means replacing your loan with a new one at a new rate. It costs money — typically 2–3% of the loan in closing costs — so it makes sense when the monthly savings pay back those costs fast enough. Rule of thumb: if you'll hold the home past the break-even point (often 2–4 years), the refi wins.

What that means for buying today: the payment you sign up for is the WORST CASE, not the forever case. If rates fall meaningfully, you refinance and the payment drops. If they don't, you bought at today's price instead of next year's.
