This month's speaker will be Alan Feuer, ACE (Associate Certified Entomologist) Technical Director, Preventive Pest Control. Class topic will be Termite reality and other wood pests. Also critical pests that affect property management or property transfer such as bedbugs, rodents, pigeons
This is Alan's 29th year in pest management. He is currently Chairman of the Wood Destroying Organism Committee of the National Pest Management Association, Certified Instructor for New Mexico Real Estate Commission and Dept. of Agriculture.
When looking at multi-family investment properties it is good to use "norms" of expenses and vacancies. We use 50% expenses and 10% vacancy. The 50% seems high to some but when you allocate 25% towards fixed costs, i.e. sewer, garbage, water, back-office admin, bookkeeping, etc., this is a good rule of thumb. The remaining 25% should be used for CapEx reserves and other, "unexpected/expected" repairs/replacements to roof, ac, heat, appliances, paving, electrical, etc.
